Respect for the Property We kindly ask that you treat the home with care and respect. Please return the property in the same condition as you found it. Any damage, excessive cleaning required, or missing items may result in additional charges. Guest Approval and Security Measures All guests staying or visiting the property must be disclosed at the time of booking. Visitors not listed on the reservation must be approved in advance via Airbnb messaging. Unregistered guests may result in cancellation of the reservation without refund. Exterior surveillance cameras are in place for security purposes and to monitor compliance with house rules. Tampering with or disabling cameras will result in immediate termination of the reservation without refund. Government ID Requirement As a security measure, all adult guests are required to provide a government-issued ID prior to check-in. The names of all registered guests must be provided. Pool Use and Safety Pool heating is available for an additional $35/day for stays under 60 nights. For stays over 60 nights, the fee is $15/day. Advance notice is required to ensure optimal service. The pool is to be used at your own risk. By booking, you agree to hold the owner harmless against any liability claims related to the use of the property and pool. Tropical Climate and Pests Due to Florida’s tropical climate, occasional pests or insects may appear despite regular professional pest control. This is a natural aspect of the environment and does not reflect on the property’s cleanliness. Refunds will not be provided for pest sightings. Quiet Hours and Neighborhood Etiquette Quiet hours are from 10:00 PM to 8:00 AM. Please respect the neighbors and maintain noise levels appropriate to the residential area. Violations of this policy may result in immediate termination of the reservation without refund. Cleanliness Policy If you notice any cleanliness issues upon arrival, you are required to notify the host within 24 hours. The owner reserves the right to address and remedy any cleanliness concerns within 24 hours of being notified. Refunds will not be issued for reported cleanliness issues if the owner is given the opportunity to resolve them. Liability Waiver By booking this property, you and your invitees agree to hold the host harmless from any injuries, accidents, or losses occurring on the property. Guests are responsible for their own safety and the safety of their invitees. Refund and Cancellation Policy Refunds will not be provided for issues arising from circumstances beyond the host’s control, including but not limited to weather, power outages, maintenance issues, or natural occurrences (e.g., pests). We are committed to addressing concerns promptly during your stay. Failure to notify the host of any issues during the stay forfeits any right to a refund after check-out. No refunds will be issued for any reason if the host has been given the opportunity to resolve the issue within a reasonable timeframe. No Smoking and Cleanliness This is a strictly non-smoking property. Evidence of smoking indoors will result in a $500 fine. Prohibited Activities Parties, events, or large gatherings are strictly prohibited unless pre-approved in writing. Violation of this rule will result in immediate eviction and forfeiture of the security deposit and/or booking amount. Illegal activities or substances are not permitted on the property. Amenity Disclaimer All amenities listed in the Airbnb description (e.g., grill, propane, Wi-Fi, etc.) are offered as a courtesy and are not guaranteed. No refunds will be issued for unavailable, partially functioning, or consumable amenities. All guests must be declared at the time of booking. Any additional or overnight visitors not listed on the reservation will incur a fee of $50 per guest per night, regardless of whether they stay the full night or part of it. This policy ensures safety, security, and compliance with insurance and occupancy rules. Unauthorized guests are strictly prohibited and may lead to immediate removal without refund. Parking or driving on the lawn, grass, landscaping, or other non-designated areas of the property is prohibited. Vehicles parked in prohibited areas of the private property may be towed at the vehicle owner’s expense.
